Beast, I basically do what you were talking about. We put the counterflow chiller halfway down the outside stairs from the backyard to the basement and gravity feed from our kettle (with stainless racking cane ...found out the hard way) to the fermentors. We ferment in the basement. The only thing we need to do is carry the full keggle to the top of the stairs and start the siphon. The rest is up to gravity, works great.
